What bay weather does to a house

Sayville homes deal with damp air, sun and wind off the water. It shows up in a few predictable places.

  1. Doors that swell and stick

Wood doors that close fine in winter and jam every July.

We adjust, plane and seal them, or swap in new doors that hold their shape.

  2. Peeling bathroom ceilings

Steam and damp air lift paint and soften old sheetrock over the shower.

Moisture-resistant sheetrock, a proper skim and paint made for bathrooms.

  3. Worn-out decks

Boards cup and split, railings loosen and stair treads go soft.

We check the framing underneath, then repair or rebuild.

  4. Cracked walls in older homes

Plaster and old patches crack as the house moves, and the cracks come back through paint.

We repair the cracks properly and skim coat the wall smooth.

Working in Sayville

Sayville is one of our home-base towns, and our crew is here every week. It sits on the Great South Bay in the Town of Islip. That matters for two reasons: the weather your house deals with, and which building department you check with if your project needs a permit.

Living near the bay

Houses near the water deal with more moisture than houses farther inland. You see it in bathrooms where paint peels off the ceiling, in wood doors that swell and stick in summer, and in base trim that soaks up water by the back door. When we redo those rooms, we pick materials that handle damp air better. That means moisture-resistant sheetrock in bathrooms, and PVC trim (a plastic trim that looks like painted wood and won’t rot) in the spots where water splashes or tracks in.

Decks and outdoor work

Sayville has plenty of backyard decks, and bay weather is hard on them. We always look at the framing under the deck first, since new boards on tired joists won’t last. Then we repair what’s solid and rebuild what isn’t. Our deck building and repair page goes into more detail.

A good power washing takes the gray off boards that are still sound. It’s one of the simplest ways to make a house look cared for before a sale.

Older homes and postwar capes

Sayville mixes older homes with capes and ranches. In older homes, walls may be plaster over lath (thin strips of wood), and they crack as the house settles and moves with the seasons. We repair the cracks and skim coat the wall so it looks smooth again, without tearing everything out. When trim needs replacing, we look for a profile that matches the old one, or build one up from standard pieces so the new section doesn’t stand out.

In capes and ranches, the list is more familiar: new trim and molding, doors, floors, a bathroom and paint. Many also have a basement or den waiting to be finished. See basement finishing in Sayville.

Bathrooms that hold up

A lot of Sayville bathroom calls start with a soft spot in the floor or loose tile around the tub. That usually means water has been getting behind the tile for a while. We take it down to see how far the damage goes, replace any rotted subfloor or studs, and build it back with cement backer board, which holds up to water where regular sheetrock won’t. Then we tile the floor and walls, set the trim and paint. Our tile installation page has more on the options.

Sayville questions

Who handles permits for work in Sayville?

Sayville is in the Town of Islip, so permits go through Islip, not Brookhaven. Decks, basements and structural changes often need one. Check with the Town of Islip building department, and we'll tell you what we know about your job when we visit.

My doors stick every summer. Can you fix that?

Usually, yes. Humid summers make wood doors swell, especially near the bay. Sometimes it's a loose hinge, sometimes the door needs planing (shaving a little off the edge) and sealing. If the door is warped or falling apart, we'll suggest a new one.

Do you work on older homes?

Yes. Older houses take more care: walls may be plaster instead of sheetrock, and nothing is perfectly square. We repair what can be saved and match trim as closely as we can so new work doesn't stand out.

Is Sayville part of your regular area?

Yes. Sayville is one of our five home-base towns, along with Medford, Blue Point, Stony Brook and Lake Grove. We're here every week.
