Roof leak repairs

Roof leak repairs, and the ceiling underneath

Missing shingles, bad flashing, leaks at chimneys and vents. We find where the water is getting in, fix it, then repair the stained ceiling inside.

Why roof leaks keep coming back

The stain on the ceiling is rarely right under the hole in the roof. That's why so many quick fixes miss.

  1. Patching the wrong spot

Water runs along the roof boards and rafters before it drips, so the leak can be feet away from the stain.

We trace the water from the inside and the outside before we fix anything.

  2. Tar over bad flashing

A glob of roof cement around a chimney or vent pipe holds for a season, then cracks.

We replace the flashing, the metal that seals those joints, instead of smearing over it.

  3. Shingles that look fine

Wind lifts shingles and breaks the seal without tearing them off, so water gets under them.

We check the shingles around the leak by hand, not just from the ground.

  4. The ceiling left for later

Wet sheetrock and insulation stay stained and can sag or grow mold if nobody opens it up.

We fix the roof, then repair and paint the ceiling, so it's one job.

How we handle a roof leak

Find it, fix it, then fix what it damaged. You get a written price before the repair starts.

  1. Look inside and out

We check the stain, the attic if there is one, and the roof above it for missing shingles, bad flashing or cracked boots around pipes.

  2. Tell you what we found

We explain the cause, show you what we found, and give you a written price. If the roof is past repair, we tell you that too.

  3. Make the repair

New shingles, new flashing, a new pipe boot, or a section of roof boards replaced where they've gone soft.

  4. Fix the ceiling

Once it's dry, we cut out wet sheetrock, patch, prime over the stain and paint.

What we repair

We do roof repairs. We don't do full tear-off roof replacements, and we'll tell you honestly if that's what your roof needs.

Missing or damaged shingles
Shingles torn or lifted by wind, replaced and sealed down so they match as closely as possible.
Chimney flashing
New metal flashing where the chimney meets the roof, which is one of the most common leak spots.
Vent pipes and roof vents
The rubber boot around a plumbing vent cracks in the sun. We replace it before it leaks into the bathroom ceiling.
Valleys, dormers and skylights
Where two roof slopes meet or a dormer ties in, water collects. We reseal and reflash those joints.
Soft roof boards
If a leak went on long enough to rot the wood under the shingles, we replace that section.
Ceiling and wall repair
Stained, sagging or cracked sheetrock inside, patched and painted so the room looks like nothing happened.

Signs you need a roof repair

Catch these early and the repair stays small.

  • A brown ring or stain on the ceiling
  • Drips during heavy rain or wind
  • Shingles in the yard after a storm
  • Peeling paint or bubbles near the chimney
  • Damp insulation or dark spots in the attic
  • A musty smell in an upstairs room
  • Water stains around a skylight
  • Leaks in a dormer or cape upstairs

Roof leak repairs, not roof replacements

We want to be clear up front. CGS does roof repairs: replacing missing or damaged shingles, fixing flashing around chimneys, vents and skylights, and replacing soft sections of roof boards. We don’t tear off and replace whole roofs. If we look at your roof and it’s worn out everywhere, we’ll say so, and you’ll know it’s time to call a roofing company. Most leaks, though, come from one spot, and one spot can be fixed.

Why we look inside first

Water is sneaky. It gets in at a lifted shingle or a cracked vent boot, runs down the roof boards or along a rafter, and drips somewhere else entirely. So we start at the stain. In a colonial or high ranch, we go up in the attic and follow the wet wood back to where it’s coming in. In a cape, where the upstairs rooms sit right under the roof slope, there often isn’t an attic to look in, so we check the knee walls and the roof above very carefully.

The usual suspects

  • Chimneys. The metal flashing where the chimney meets the roof loosens or rusts, and the caulk dries out.
  • Plumbing vents. The rubber collar around the pipe cracks in the sun, and water runs straight down the pipe into a bathroom ceiling.
  • Wind damage. A strong storm off the water can lift shingles and break their seal, even if nothing blows off.
  • Dormers and valleys. Anywhere two parts of the roof meet collects water, and that’s where old repairs tend to fail.
  • Ice at the edges. In a cold snap, ice can build up at the gutter line and push water back under the shingles.

Fixing the damage inside

Because we’re a carpentry and renovation crew, we don’t stop at the roof. We fix the ceiling too. Once the area is dry, we cut out any sheetrock that got soaked, check the insulation above it, patch the ceiling, prime over the stain with a stain-blocking primer so it doesn’t bleed through, and paint. You get one written price for both.

When a repair isn’t enough

Sometimes the leak we came to fix is a sign of a bigger problem. Shingles that crumble when you touch them, granules washing into the gutters, curled edges across the whole roof, or several leaks at once all point to a roof near the end of its life. In that case, patching one spot just moves the leak somewhere else. We’ll show you what we see, explain why a repair may not hold, and let you decide. If a full replacement is the right call, you’ll hear it from us, even though it isn’t work we do.

If it’s leaking now

Catch the water, move furniture and electronics out of the way, and keep people out from under a bulging ceiling. Then give us a call and tell us it’s urgent.

Roof leak questions

Do you replace whole roofs?

No. We do roof repairs: shingles, flashing, vent boots and small sections of roof boards. If your roof is worn out and needs a full replacement, we'll tell you straight so you can call a roofing company.

What should I do right now if it's leaking?

Put a bucket under the drip and move anything valuable. If the ceiling is bulging with water, keep people out from under it. Then call us at 631-745-9982 and tell us it's urgent.

How much does a roof leak repair cost?

It depends on what's causing the leak, how steep and high the roof is, how easy it is to get to, and whether the roof boards or the ceiling inside are damaged. We give you a written price before we start.

Can you match my shingles?

We get as close as we can. Shingle colors change over the years and older roofs fade, so a patch may look a little different at first. We'll tell you what to expect before we do the work.

Will you fix the ceiling too?

Yes. That's one of the main reasons to call us. We fix the roof, let things dry, then cut out wet sheetrock, patch, prime and paint.

How long does it take?

It depends on what's causing the leak and how much damage it did inside. Your written price includes a start date and how long the job will take.
