The split-level to-do list

Split-levels are smart houses, but their layout creates a few jobs that come up in almost every one.

  1. Floors that don't match

Carpet on one level, old tile on another, worn hardwood on the stairs.

One vinyl plank floor carried through the levels, with clean edges on every step.

  2. Stairs and railings

Several short runs of stairs, each with worn treads and loose railings.

New treads, trim and railings so the stairs look like part of the house.

  3. A dated kitchen

Original cabinets with sagging doors and worn finishes.

New cabinets installed level and tight, with trim and tile to finish.

  4. The lower-level den

Paneling, a low ceiling and a floor that's always a little cold.

Sheetrock, a new ceiling, trim and a floor made for below grade.

More than the mall

A lot of people know Lake Grove for the Smith Haven Mall area. Off the main roads, though, it’s mostly quiet neighborhoods of split-levels, high ranches and colonials. Lake Grove is an incorporated village inside the Town of Brookhaven, and it’s one of our home-base towns. We’re here every week.

Split-levels have a lot of stairs

In a split-level, the living room, kitchen, bedrooms and den each sit on their own level, connected by short runs of stairs. That layout is great for separating space, but it means more stairs, more landings and more places where one floor meets another. Over time, those spots take a beating. Treads wear, nosings (the rounded front edge of each step) chip, and railings get loose.

When we redo floors in a split-level, we plan the whole house together. Vinyl plank flooring is a good fit because it handles every level, including the one partly below ground. We work out where each run starts and stops so the planks line up, and finish each step with a matching nosing and tight trim.

Kitchens on the middle level

The kitchen in a split-level usually sits on the main level, open to the dining area. Many still have their original cabinets. We take them out, fix the walls behind them, and install new cabinets level and tight, even when the floor and walls aren’t. Then we finish with trim, a tile backsplash and paint if you want them.

The lower level

The bottom level of a split-level, and of a high ranch, is usually a den next to the garage, with a laundry area and sometimes a half bath. It’s often the last space in the house to get updated, and the one with the most potential. See basement finishing in Lake Grove for how we approach it.

Walls, doors and the rest of the house

Split-levels and high ranches in Lake Grove tend to have the same wear upstairs: cracks at the corners of doorways, dents and old patches in the hallway, and hollow doors that no longer latch. We repair the walls with sheetrock patches and a skim coat, which is a thin coat of joint compound spread over the whole wall to make it flat again. Then new doors, trim and paint. One crew does every step, so you are not waiting on a painter after the patching is done.

Lake Grove questions

Who handles permits in Lake Grove?

Lake Grove is an incorporated village inside the Town of Brookhaven, so permits for many projects go through the village, not the town. Check with the Village of Lake Grove building department before you start, and we'll share what we know about your job.

Can you run one floor through all the levels?

Yes. Vinyl plank works well in a split-level because it can go on every level, including the lower one. We plan where the floor meets each stair so the edges are clean and the planks line up from room to room.

Can you install new kitchen cabinets without redoing the whole kitchen?

Often, yes. We can take out the old cabinets, fix the walls behind them, and install new ones level and tight. If you want tile or trim to go with them, the same crew handles that too.

Is Lake Grove in your regular area?

Yes. Lake Grove is one of our five home-base towns. We're here every week.
