What Medford houses usually need

Most of what we see in Medford falls into a few familiar patterns.

  1. A lower level that's half done

Lots of high ranches have a den downstairs with dark paneling, an old drop ceiling and a cold floor.

We take it back and finish it with sheetrock, new trim, a new ceiling and vinyl plank.

  2. Original trim and hollow doors

Thin trim that's been painted ten times and hollow-core doors that rattle when they close.

Solid doors, wider casing and base, cut tight and caulked clean.

  3. Cracked or stained ceilings

Old leak marks, cracks along the tape lines, or a popcorn texture nobody likes anymore.

We repair, skim coat and paint so the ceiling reads flat and clean.

  4. A deck gone gray and soft

Split boards, loose railings and stair treads that give a little when you step on them.

We check the framing, then repair or rebuild and power wash what's worth keeping.

Our home base

CGS is based in Medford, so a job here is a short drive for our crew. We’re in town every week, which makes it easy to stop by, look at a room and measure before we write up a price. Medford is part of the Town of Brookhaven, and most of the houses we work on here are high ranches, capes and ranches.

High ranches: two floors, two different lists

The high ranch is probably the most common house we see in Medford. You walk in the front door onto a landing, with a half flight up to the kitchen and bedrooms and a half flight down to the lower level. Upstairs, the usual list is worn trim, hollow-core doors, tired floors and ceilings with cracks along the seams.

Downstairs is where people want the biggest change. That lower level often has old paneling, a low drop ceiling and a tile or carpet floor that’s seen better days. Because it sits partly above ground, it usually has real windows, which makes it a good spot for a family room, an office or a guest room. Our basement finishing in Medford page explains how we handle it.

Capes and ranches

Capes here often have a full basement and a second floor with sloped ceilings. Upstairs, the knee walls (the short walls under the roof slope) and the ceilings are where cracks and old patches show up. We fix them with sheetrock repairs and a skim coat, which is a thin coat of joint compound spread over the whole surface to make it flat again.

Ranches are simpler, all on one floor, so the work is usually about updating rooms: new trim, new doors, vinyl plank flooring and fresh paint.

One crew for the whole list

Most Medford jobs aren’t one trade. A room redo usually means some framing, sheetrock, spackle, trim, paint and a floor. We do all of it with the same crew, so there’s no waiting on the painter after the sheetrock guy leaves, and nobody arguing about who left the seam. If you have small stuff too, like a door that won’t latch or a hole behind a doorknob, add it to the list. Our handyman services cover that.

Selling a Medford house?

If you are getting ready to list, the work is usually about what shows up in photos and at the open house. We patch and paint scuffed walls, swap out tired doors and hardware, put down new flooring where the old carpet is worn, and power wash the deck and walks. You tell us the list and the date you want to be done by, and we tell you honestly what fits.

How it starts

We clean up every day while we work, and at the end we do a final walk-through with you and fix anything that isn’t right. Our Suffolk County Home Improvement License is HI-73429.

Medford questions

Do I need a permit for my project in Medford?

Medford is in the Town of Brookhaven, so permits go through the town. Bigger jobs like finishing a basement or building a deck often need one, and small repairs usually don't. Check with the Town of Brookhaven building department, and we'll share what we know about your project when we come out.

Are you actually based in Medford?

Yes. Our crew works out of Medford, so a job here is close to home. We're in town every week, and coming out to measure is an easy trip for us.

Can you redo a high ranch top to bottom?

Yes. Some people do one room at a time, others do the upstairs and lower level together. Either way, you get one written, itemized price that lists each room, with a start date and how long the job will take.

What drives the price of a renovation here?

The size of the rooms, how much comes out before new work goes in, the materials you pick, and how many trades the job needs. We walk the house, measure, and give you a written price before any work starts.
