Why ceiling jobs stall in East Hampton

Usually it's not the work. It's the back and forth.

  1. Nobody's there to decide

The owner is away, and choices about tile and lights keep getting pushed.

We send samples and a written price that lists every option.

  2. Vague quotes

A single number with no detail, then surprises once the job starts.

An itemized price covering tile, grid, trim, lights and panels.

  3. Mechanicals hidden above

Shutoffs and equipment lines covered up with no easy way back to them.

Access panels placed and shown to your caretaker.

How we work with remote owners

The same crew from the first visit to the last walk-through.

  1. Photos and a call

You or your caretaker send photos and tell us how the space is used.

  2. Site visit

We measure with whoever has access and note everything overhead.

  3. Written price

Itemized choices, a start date and how long the job will take, sent to everyone who needs it.

  4. Install and walk-through

We build it, clean up daily, and walk the finished room with your caretaker or with you.

A ceiling job you can run from somewhere else

A lot of East Hampton properties are second homes, and the owners aren’t around when the work needs to happen. That’s fine. We’ve set up the way we work so you don’t have to stand in the room to get a good ceiling. What you do need is clear information, so that’s where we put our effort.

What we need to get started

You or your caretaker can send a few things before we visit:

  • Photos of the ceiling and the room, including any stains or sagging tiles
  • How the room is used: pool house, gym, storage, shop floor, office
  • Where the water shutoffs, cleanouts and electrical panel are
  • Whether the space gets damp or humid
  • How many lights you’d like and roughly where

With that, our site visit is quick and focused. We measure, check the height under the lowest pipe or duct, and note every valve and junction box overhead.

A written price you can decide from

You’ll get an itemized price that lists the tile, grid, wall trim, lights and access panels, along with the start date and how long the job will take. If you want to compare options, like standard trim versus reglet trim (a recessed trim that leaves a clean shadow line at the wall), we’ll list both so you can choose without another visit.

Pool houses, basements and shops

Pool houses and basements get moisture-resistant tiles so they stay flat through a humid summer. Rooms guests see get a slim grid and careful edges. For village shops and galleries, bright tiles and even lighting keep the focus on what’s on display. Every space gets access panels right where someone will need them.

Low spots and damp rooms

Basements and utility rooms often have one low beam, duct or drain line that sets the height for the whole ceiling. When we measure, we check every part of the room and show you where the grid will sit. If one run is much lower than the rest, we can box it in with sheetrock and keep the drop ceiling higher everywhere else. In rooms that stay closed up through the winter, humidity can build, so we’ll suggest moisture-resistant tiles there. Those small calls are what keep a ceiling looking right the next time you open the house.

The drive and the season

East Hampton is one of the longer trips from our Medford base, so we like to price the whole job at once. Many owners want the work finished in the off-season. Tell us your timing and we’ll be honest about what fits. If there are small repairs on the same list, our handyman services can often go on the same trip, along with sheetrock and painting in the room. See our East Hampton page for more.

Drop ceiling questions from East Hampton

Can you handle the whole job without me there?

Most of it. We work with your caretaker or property manager for access and send you photos and a written price. You make the choices, and we build to that.

What should my caretaker show you?

The rooms to be covered, where the water shutoffs, cleanouts and electrical panel are, and anything that tends to get damp. That lets us plan access panels and the right tiles.

Who handles permits in East Hampton?

Inside the Village of East Hampton, check with the village building department. Outside the village, the Town of East Hampton handles it.

Can we get it done before summer?

We know many owners want the off-season for this. We won't promise dates before we see the job, but your written price includes the start date and how long the work will take.
