The half-finished lower level

In a lot of Medford high ranches, the downstairs was finished once, a long time ago.

  1. Paneling and a sagging ceiling

Dark wood paneling on the walls and old ceiling tiles with water stains.

We strip it back, frame where needed, sheetrock the walls and put in a new ceiling.

  2. A cold, tired floor

Old carpet or tile laid right on the slab.

Vinyl plank made for below grade, with new baseboard to finish the edges.

  3. Rooms that don't flow

A den, a laundry corner and a storage area that were never planned together.

We lay out the whole level first, then frame walls and closets where they make sense.

How we finish a Medford basement

You'll know the price and the start date before we begin.

  1. Walk it and measure

We check ceiling height, find the pipes, ducts and shutoffs, and look for signs of water.

  2. Plan the rooms

Where the family room, office or guest room goes, and what stays open for the boiler, panel and laundry.

  3. Frame, sheetrock and ceiling

New walls, sheetrock taped and finished, and a drop ceiling or sheetrock ceiling overhead.

  4. Trim, floor, paint and walk-through

Doors, trim and flooring go in, then paint. We clean up and walk the space with you.

Two kinds of basements in Medford

Most basement jobs we do in Medford fall into two groups. The first is the high ranch lower level. It sits partly above ground, usually has full-size windows, and often shares a wall with the garage. Many were finished decades ago with paneling, a drop ceiling and carpet, and now they need to be done again. The second is the cape or ranch with a full basement: concrete walls, a slab floor, and the boiler, water heater and main drain running through the middle.

Redoing a high ranch lower level

A high ranch lower level is closer to a regular room than a true basement. That makes it one of the most useful spaces to finish. We usually start by taking down old paneling and ceiling tiles so we can see what’s behind them. Sometimes the old framing is fine and we sheetrock right over it. Sometimes it’s out of plumb (not straight up and down) and we reframe the walls so the new sheetrock and trim come out straight.

We also think about the stairs. In a high ranch, you see the lower level the second you walk in the front door, so the stair trim and railing should match the new room. Many of these jobs pair well with new interior doors upstairs, so the whole house matches.

Finishing a full basement in a cape or ranch

A full basement starts as open space. We lay it out with you first: where the family room goes, whether you want an office or a guest room, and what has to stay open for the boiler, the panel and the laundry. Then we frame the walls, sheetrock, and pick a ceiling. A drop ceiling is often the right call under a main drain or a row of shutoffs, since you can lift a tile to get to them.

Water comes first

Before anything gets finished, we look for signs of water: stains on the walls, rust on the bottom of metal posts, a musty smell. If there’s an active leak, that has to be fixed before we cover anything up. We’ll point out what we see, so you can deal with it before the new walls go in.

Keeping the utility side usable

A finished basement still has to work. We leave clear space in front of the electrical panel, the boiler and the water heater, and plan a door or access panel for each shutoff. Laundry areas get their own corner with a floor that can handle a spill.

Close to home

We’re based in Medford, so your basement is a short trip for our crew. Every job starts with a written, itemized price that includes a start date and how long the job will take. We clean up daily, and we finish with a walk-through. Want the bigger picture? See our main basement finishing page, or go back to home renovations in Medford.

Medford basement questions

Do I need a permit to finish my basement in Medford?

Usually, yes. Finishing a basement typically needs a permit, especially if you're adding a bedroom or changing plumbing or wiring. Medford is in the Town of Brookhaven, so check with the Town of Brookhaven building department.

Can you redo a high ranch lower level that's already finished?

Yes. We take out what's worn out, keep what's solid, and finish the level so it matches the rest of the house.

Drop ceiling or sheetrock ceiling?

A drop ceiling lets you lift a tile to reach pipes and shutoffs. A sheetrock ceiling looks cleaner but needs access panels. Many lower levels have a mix, and we'll tell you what fits your space.

How much does it cost to finish a basement in Medford?

It depends on the square footage, how much has to come out, how many walls and closets we frame, and the ceiling and floor you pick. We measure and give you a written, itemized price before we start.
